Business Venture in Luxor - Looking for partners

Anyone who has been to Luxor will have noticed that it seriously lacks nightlife for the tourist. With the increasing number of younger people visiting Luxor these days there is a niche in the market for a nightclub/bar.
We have been in touch with many local estate agents in Luxor and have submitted our business plan to them, and they all agree that this is a very good idea, particularly as the Egyptian government are very favourable towards foreign investors, and the fact that Luxor is going through a major developmental change.
We have identified a few suitable properties for the nightclub, and have also compiled a thorough business plan including break-even, profit and loss forecast and cashflow forecasts.
We are looking for investors who would like to become part of this venture and establishing this business.

There are already a number of the hotels running disco type environments in Luxor, none of who get particularly full. And they also tend to discriminate against the locals and do not allow them access unless they are part of a couple. Only one disco used to allow the locals in as singles, and it simply became a venue where the men far outnumbered the women and the dancefloor was filled with single egyptian men dancing the night away.
Have you honestly researched the viability of such a project and studied your market? Cashflows, profit forecasts etc are all very good, but can you bring in the punters to achieve those figures?
Luxor's development is based around its history and culture and is not aimed at the Ibiza clubbing scene.

Hi Isis.I agree, I looked at this some 7 years ago and arrived at the same conclusion.Not a viable profit making enterprise and really, nothing has changed in my opinion.
